Asphalt pavement installed at industrial facilities is subjected to conditions not encountered at shopping malls, businesses and apartment complexes. For example, a single truck weighing 80,000 pounds when fully loaded causes pavement wear that is equivalent to 9,600 passenger vehicles. Complicating matters is the fact that many industrial facilities cannot afford extensive downtime for pavement maintenance and repairs. Sealcoating is both economical and effective. Some people mistakenly believe that sealcoating is little more than a “beauty treatment” as it improves the appearance of asphalt pavement. In reality, sealcoating is your front line of defense against a variety of damages. It blocks UV rays, which can leave asphalt dry and brittle. It also acts as a barrier against diesel, gasoline, oil and other fluids that can soften asphalt pavement and lead to its premature deterioration.
Improper drainage poses a serious risk to your asphalt pavement. If water penetrates to the foundation supporting the pavement, the foundation can become eroded or so saturated that it becomes unstable. When the foundation loses strength, it can no longer support the weight of traffic and pavement breakage can result. There are various methods that can be used to ensure proper drainage, including trench drains, curbs and gutters.
Cracks and potholes allow water to damage the base, and the problem is typically exacerbated if drainage is inadequate. Crack and pothole repairs can normally be made quickly and economically. If neglected, however, the pavement can suffer extensive damage and require replacement rather than repair.
If the foundation is stable but the pavement is damaged, it may be possible to install an asphalt overlay. An overlay is essentially another layer of asphalt that is applied over existing pavement. In some cases, overlays can delay pavement replacement by a number of years. It should be noted, however, that cracks in the existing pavement will “telegraph” through the overlay, typically within two years. In addition, milling may be required if curbing or gutters are present.
