Put your parking lot to the test.

The following is a test that you can use to assess the current condition of your parking lot. It uses 7 common problems which are illustrated and defined. All you need to do is assign a score for each of the categories. The results of this test will help you determine what the best course of action is for you to take.

Select the number that best describes the condition of your pavement for each type of problem area (1 = none and 5 = extensive)

Raveling - The on-going separation of aggregate particles from the pavement's surface.
Cause Water penetrating unprotected pavement surface.
Repair Sealcoating will help prevent further raveling.
Prevention Application of sealer after new asphalt has cured.

Polished Aggregate - Aggregate in pavement has been smoothed resulting in a slick unsafe surface.
Cause Repeated traffic polishes aggregate.
Repair Use an asphalt based sealer or a special bonding primer to gain adhesion, the sealcoat.

Gas & Oil Stains - Unsightly stains that soften and breakdown the surface asphalt.
Cause Oil dripping from vehicles.
Repair Depending on severity patching may be necessary, may be able to use a bonding agent prior to sealcoating.
Prevention Sealcoat over susceptible areas as soon as asphalt has cured.

Cracks - Alligator, shrinkage, longitudinal, & reflective.
Cause Various factors: unstable sub-base, aged asphalt, extreme temperatures, etc..
Repair A regular schedule of cracksealing is imperative.
Prevention Some cracking is normal over time. Sealcoating will help reduce cracking especially that related to temperature and oxidation.

Potholes - Bowl-shaped holes of various sizes.
Cause Poor drainage, insufficient pavement thickness, negligence of crack sealing and sealcoating.
Repair Full-depth asphalt repair.
Prevention Proper construction, timely cracksealing, & sealcoating.

Grade Depressions - Localized low areas that are limited in size, often indicated by standing water.
Cause Pavement specification not adequate for traffic load, or there may be a localized subsurface water problem.
Repair Correct surface or subsurface drainage problems, or strengthen sub-base and repair.
Prevention Proper pavement design and construction.

Corrugation or Rutting - A fairly regular pattern of wave-like bumps.
Cause Lack of stability in asphalt layer.
Repair Removal and replacement of pavement.
